Per our MLS today, there are only 15 listed homes.  2 of those are coming soon and not ready to be shown today.  3 are priced over 1.4 million and 3 are new construction of which 2 are under review with the builder. This leaves very little available homes to meet our buyer demand.  The weekend before last, I listed 80 Mountain View for $574,900 - I saw over 62 private showings and more than 100 people at the open house. There are at least 162 potential buyers looking to purchase a home in that price point.  500-600 represents one of the most sought-after price points in our market.

I know there are homeowners pondering timing the market...wondering when is it best to sell this year..? There is huge buyer interest. Time of year is NOT a factor.


Here's some good news:

Strong Market: Home prices in Connecticut remain stable and desirable.

Potential Interest Rate Advantage: Mortgage rates are currently showing signs of dropping by mid-year, which could be beneficial for both buyers and sellers.

CT-Wide Median Buyer Income: $154,000 (slightly lower than the national average)

Previously Owned Homes: 96% of the homes recently sold in Connecticut are pre-loved!!


Top Reasons for Selling:

Moving closer to loved ones or changes in family situations are the primary reasons sellers list in Connecticut. The 2nd top reason was a job change.
