Glastonbury's single-family home update:
This week, there are 38 available homes on the market in Glastonbury. This is another good week of new listings! Buyers are still out looking for homes so the increase in the new homes on the market is exciting! Here are my newest listings on Glastonbury - these will be ready for showings this weekend:
**49 Crosby Road $1,299,000
**45 Balsam Landing $764,900
**115 Olde Wood $500,00
**36 Lenox Drive $434,900
Per MLS in Glastonbury: we do not have a single listing under 300k although we now have 2 homes listed in the 300-400k range. 5 homes are listed in the 400-500k range and 6 homes are listed in the 500-600k range. 5 homes are listed in the 600-699k range and 2 homes are listed in the 700-800. 1 home is listed in the 800's and 10 homes are listed in the 900's. Lastly, 8 homes are listed over 1million.
So far this year, we have seen 117 homes close. The average sales price has risen to $529,042 and about $247.89 price per square foot. Remember, price per square foot is just one factor I use when pricing properties. There is no "one size fits all" when determining how much a home could potentially sell for. It is not that easy. There are quite a few market indicators used. Truly local, experienced Realtors in Glastonbury will know these factors and be able to apply them. We all know by now that Zillow's zestimates are wrong. Only an experienced agent can understand and explain why they are wrong.
Glastonbury 's condo market update:
Currently, there are 5 condos on the market in Glastonbury. There are 8 condos under contract waiting to close. Year to date, we have had 36 condos close. The average list price to sales price ratio is 5% over asking!
