Per MLS in Glastonbury: 1 home is listed under 300k and 3 homes are listed in the 300-400k range. 4 homes are listed in the 400-500k range and 5 homes are listed in the 500-600k range. 3 homes are listed in the 600-699k range and 1 home is listed in the 700-800. 2 homes are listed in the 800's and 7 are in the 900's. Lastly, 5 homes are listed over 1million.
Even in a seasonally "slower" market, we are still seeing homes getting listed and selling in multiple offers. The best advice is not to list too high. While it might be tempting to push that price, buyers may not be willing to make offers. Some buyers have the mind set that a house is listed high, and due to the market conditions they will have to still bid over, they may not be willing to that on a too-high list house. Understanding market conditions is key to attracting the most amount of qualified buyers. Rates are up again and we are seeing some buyer pull back. Being informed is key!

Pro-tip

Do you have bathroom fans? Do they direct vent into your attic space or are they directed outside? This issue happens to be one of the most reoccurring inspection issues that I see come up. It is typically easily fixed and not a budget buster. Directing them through a soffit vent is typically the easiest way to correct.
