Market Update:
So far this year, 35 single-family homes have closed, exceeding asking price by an average of 4%. However, some unique properties garnered offers 10% over asking, even exceeding $100,000 in some cases. Conversely, buyers haven't hesitated to walk away from homes they felt were overpriced.

Pricing is Key:
Setting the right initial price point is crucial. Homes priced too high can linger on the market, raising buyer concerns. Conversely, accurate pricing attracts buyers and generates strong offers with favorable terms for sellers.

LOCAL vs. NATIONAL headlines:
National news reports suggest a slight increase in mortgage rates to around 7%, causing a nationwide dip in buyer applications. These reports hint at buyers waiting for lower rates in the spring. This column, however, focuses on providing local data to counter broad-brushed national narratives. Here in our community, there's no evidence of a slowdown in buyer activity. Our market remains robust, with strong buyer demand even extending to rural areas as buyers seek alternative options in a tight inventory market.

What is the real deal on those"cash offer" or “sell as-is“ ads?
Seeing "cash offer" or “sell as-is“ ads come across your tv or Facebook page? They're not deals. You'll get less money due to limited buyers & there are high fees. Skip the hassle, find a local agent for top offers & avoid the sales pitch. Those website sell your information or send it to a local Realtor with referral fees upwards of 25% or more. We have so many local resources to connect with great local agents, avoid the deluge of calls and texts and reach out LOCAL! True story: I have known several homeowners in town for years and years. Some of them, on occasion, discussed potentially selling their homes "sometime in the future". Yesterday, I suddenly get a text message from a real estate website trying to "connect" me to a local homeowner interested in selling their home. The website requires me in exchange for the homeowner's name and number, I have to agree to a 35% referral fee. Not being able to connect with me, the website tries to entice me further by giving me the name and number of the potential seller. Turns out it is someone I know very, very well. This homeowner was surfing their social media and saw a "sell as-is" ad...not knowing what they were unleashing, they clicked the ad...ouch. I was told they received 30 calls and texts from various Realtors - they had no idea. That site has now sold their info and I suspect they will continue to be inundated with calls and texts for weeks.... As a local agent, I can speak to the cash offer and the as-is sale option. No need to fill out a form, you can text me if you want to explore that option.
