Glastonbury's single-family home update:
There are 25 available homes on the market in Glastonbury. There are NO homes priced under 300k, 1 home is priced between 300-400k and 6 homes are listed in the 400-500k range. 1 home is listed in the 500-600k range. 5 homes are listed in the 600-699k range. NO homes are listed in the 700-800. 5 homes are listed in the 800's and 4 are in the 900's. Lastly, 3 homes are listed over 1million. In the last 7 days 15 houses came on as new listings and 15 homes went under contract!! You can see how we are steady with “25 available homes” at any given time...homes are coming on and off within a week’s time. I have explained to my buyer clients the typical cadence of new listings is: on for active showings by Friday or Saturday, showings over the weekend and offers by Sunday with the seller reviewing those offers and making decisions by Monday -Tuesday timeframe.

Currently, there are 6 condos on the market in Glastonbury. 15 are under contract waiting to close. I had one under contract recently as a buyer and I learned a few things. Well, I knew this one but my clients learned the hard way - use a local bank. Local gets the job done, knows the market and can be reached when needed. The mortgage company cares about special assessments and what they are for...if there is a “safety issue” noted as the reason for assessments, you may have an issues with conventional financing and potentially portfolio loans may even be an issue. Having the right team surrounding you is HUGE for both buyer and sellers.
